We spent more than a year looking at horse properties that suited our needs. It wasn’t our agent’s fault, not at all, it was the information that was provided to them! We looked at properties that we bid on and the zoning wouldn’t allow for the number of horses we had. One property had an easement going diagonally through it, therefore we could never build a barn.

It’s a shame about Zillow and Trulia.  They devalue a person’s property and buyers look at it as a starting price.  Sites like these are hurting both Realtor’s and FSBO’s!!  I know from personal experience that Zillow took TWO years to catch up to the fact that I had a barn!  These sites do NOT list your improvements, nor do they put any value on your property’s features! 

I’m sure you feel my pain! 

Many property owners suffer from the misinformation that is on the internet!  Why not target your property to the people that are actually looking to buy it?  In MLS you can list as Farm, Land, and Single residence, but how do you decide? 

Realtor’s and Brokers are not to blame! The simple fact is that most do not know what buyers are looking for and how to ask for it! Why should they? If they don’t, or never have owned horses or property, then they lack the experience that a property owner needs!

Seriously, how would you as a buyer or seller expect them to show your property to it’s fullest potential not knowing what horse people really care about? I don’t know about you, but I want an agent that knows the ins and outs to my place, or any place they show me, before we waste time looking at it! Doing so only creates false hopes for all that are involved.

Here in lies the problem. Realtors and Brokers simply do not have the time to go out and look at every property before showing it! They are at the mercy of the other agent or an MLS listing kit. Wouldn’t it be nice for everyone involved if there was a site, or sites that catered to just horse and livestock owners? 🙂
